Place/BV Student Housing Fund, LLC is a $280 million real estate investment platform focused on the acquisition and development of student housing properties across the U.S. The Fund is a joint venture between Atlanta, Georgia-based Place Properties, LP ("Place") and Chicago, Illinois-based Blue Vista Management, LLC ("BVCM"). Place is one of the largest private student housing development and property management companies in the U.S., which has developed over $470 million of student housing properties since 1996 and currently manages over 18,000 beds for both public and private owners as well as university foundations. The Fund is actively seeking to acquire student housing properties and land suitable for student housing developments. The Fund focuses on assets located within close proximity to the target university or college. Additionally, the Fund prefers schools with at least 5,000 students and assets which are leased "by-the-bed" and feature a ratio of one bedroom to one bathroom for the properties' various unit configurations (i.e., 2 bed / 2 bath, 3 bed / 3 bath, 4 bed / 4 bath). The Fund will consider on a case-by-case basis properties with alternative unit configurations. The Fund has allocated capital for the purchase of pre-distressed, distressed and bank foreclosed student housing assets.
